Residential:

  • Online presence. Did you know that over 90% of buyers found the property they purchased online? My online marketing campaign targets qualified buyers for your property, which results in the highest sales price, terms and shortest amount of time. My exclusive listings are featured on every major real estate website, including Zillow, Trulia, Realtor.com, Homes.com, ERA and many more. The property will also be featured on my personal and the broker social media networks including Facebook, Instagram, Twitter, and YouTube to further promote your property.
  • Detailed description: I will have a detailed description for the property with photographs and a video presentation will be in the Greater Rochester Association of Realtors’ Multiple Listing Service.
  • Custom property brochure: My professional graphic designer creates each brochure to highlight your property’s best attributes. A brochure is the most tangible object buyers will have that will showcase your home’s best features, and further help potential buyers consider putting in a purchase offer.
  • A custom website of your property can be created. This website includes the property video, professional photography and highlights of the property.
  • Professional Photography: I guide the professional photographer through your house to take the exact photos we need to present your house in the best possible way to the market. A graphic designer reviews each photo and adjusts them for maximum impact, for example, adjusting the color of the sky.
    • Aerial Photography: With my in-house drone and an exclusive agreement with a professional videographer, aerial photography is done to obtain the dramatic footage needed to increase potential buyer interest by showcasing the entire property.
    • Video Tours: My cinematographer creates a video of your property with HD video capability. This video marketing increases purchasing interest because the buyers see all the best aspects of your property, presented as a life-like walk-through. I dedicate my time and resources to go above and beyond with this service. These videos will be posted to my YouTube channel and other social media channels.
    • Matterport 3D: Matterport technology is one of the most essential tools a Realtor should use when marketing a residential or a commercial property and has been a game changer for many years. I was one of the very first in my market since 2015 to purchase this expensive technology to help sell and market my listings. If you don't know, Matterport provides the most realistic sense of actually walking through a property online without actually being there, and is the ideal platform to attract busy and out-of-town buyers. You can create a tour with dollhouse video, create floor plans, create a live interior and exterior video tour and can make measurements within your space to help manage virtual staging.

  • Staging: Your property can be staged with de-cluttering and a de-personalization strategy to help buyers imagine how they might live in the property.
  • Print, Press, Email and Direct Mail
    • “Just Listed” post cards can be mailed to area residents.
    • A custom e-mail blast with photos and a link to the property website will be sent to several thousand agents in the Greater Rochester market and realtors and clients in my own in-house database.

  • A Brokers Open for the brokerage community will be held, with owner’s permission.
  • An in-person or virtual viewing for brokerage agents to tour your property and provide additional feedback for the seller. The enables them to communicate effectively with their potential buyers to schedule a showing, leading to potential offers.
  • Open Houses are scheduled aggressively in person or with virtual technology such as Zoom, Facetime or other, because they are great for buyers to tour your home. Many properties are sold through open houses.
  • Distinctive For-Sale Sign with info box and rider to be placed with owner’s permission on-site.
